What began as a strong expansion of Immo Francois in Oosterzele, Zottegem, and Oudenaarde evolved for Liezl De Visscher and Gilles De Schuyter into a story where market insight, refinement, and entrepreneurship came together.

Your story began in the south of East Flanders. How did it grow?

"We knew the region, we knew the people, and we believed in what we were building. The results followed. And with them, the demand.

As we grew, we started to see patterns. Not just in the types of properties, but also in the expectations of certain clients."

When did the realization dawn that something different was needed?

"That came gradually. At Immo Francois, we noticed that a traditional market approach, as effective as it is within the broader residential segment, didn’t always meet everyone’s expectations. Putting a property fully in the spotlight, organizing viewing days, open houses, and maximizing public visibility is the right approach for many properties.

But for exceptional properties and a certain type of client, we sensed a different need. More discretion. More selectivity. More strategic guidance, often outside the traditional market mechanisms. That’s where the need for a different approach became very clear, including processes in which discreet sales are sometimes a deliberate part of the strategy."

And then came the move to Chapter?

"Actually, that step made sense. We had the experience, the regional roots, and a clear understanding of what that segment needs. Chapter offered the structure and positioning to take that to the right level. It wasn’t a break from what we were doing, but a refinement of it."

What makes working with luxury real estate different?

"You can’t approach the high-end segment the same way you approach the rest of the market. Every property has its own story, its own character. An authentic farmhouse with panoramic views requires a different approach than a modern penthouse. What matters is that you understand that story and know who you’re telling it to."

"Peace of mind and trust. A fully customized approach. No standard processes, no unnecessary fuss. Clients in this segment want to know that their property—and their story—is in good hands. That requires time, attention, and discretion. That’s what we strive for every day."
